Field Lake
Difficulty: Easy
Size: 1 Acre
Number of swims: 12
Fish: Carp, Roach and Rudd
Key features: Perfect for winter matches. Great first anglers lake

House Lake
Difficulty: Easy
Size: 2 Acres
Number of swims: 16
Fish: Carp, Roach, Bream, Hybrids, Tench and Barbel
Key features: Floating baits work well during the summer. Considered as a runs water to Carp Anglers. Close to café, farm shop and tackle shop

Kell Lake
Difficulty: Very hard
Size: 1.5 Acres
Number of swims: 5
Fish: Up to 40lb Carp
Key features: Private Lake – for members only

Maisie’s Lake
Difficulty: Hard
Size: 3 Acres
Number of swims: 5
Fish: Catfish and Carp
Key features: Dedicated Catfish and Specimen Carp water

Middle Lake
Difficulty: Intermediate

Key features: Close to café, farm shop and tackle shop

New Specimen Lake
Difficulty: Intermediate
Size: 2 Acres

Key features: Offers private water to most swims

Old Specimen Lake
Difficulty: Easy
Size: 3 Acres

Fish: Carp, Roach, Rudd and Bream
Key features: Secluded Lake. Good beginner lake

Rosie’s Lake
Difficulty: Intermediate
Size: 2 Acres
Number of swims: 6
Fish: Carp, Crucian Carp and Grass Carp
Key features: In dry weather, swims are suitable for disabled anglers. Pod accommodation is also available on this lake

Snake Lake
Difficulty: Easy
Size: 3 Acres
Number of swims: 40
Fish: Carp and Crucian Carp
Key features: Available for competition and club bookings and corporate hire
Rules and Regulations
In the interest of consideration towards fellow anglers and the conversation of our precious wildlife habitat, all visitors are respectfully asked to observe the following regulations whilst at Wylands. These supersede all other published rules and regulations and should be checked regularly.
By entering the site you are agreeing that you accept these rules and will abide by them at all times.
Below is a list of our site rules which apply to every lake but please ensure you check the rules for the specific lake you are fishing as some of them will differ.
Fishing
ANGLERS MUST ALWAYS:
- Be in possession of a national fishing license.
- Pre book their session.
- Drive at a maximum of 5mph.
- Park in allocated car parks.
- Dip their nets, slings and weighing sacks at the net dip stations located at the entrance to each lake.
- Thoroughly read the rule boards outside each lake as they are all different.
- Be over 18 when night fishing, juniors must be accompanied by an experienced angler over the age of 21.
- Have rods with a minimum test of 2.75lb and 10lb line on Middle and New Speci, this includes floater fishing.
- Use fish safe rigs, meaning the fish can shake the lead off in the event of breaking off from the mainline.
- Fish within their boundaries.
- Comply to rig checks when asked by a member of staff.
- Use a 42 inch net minimum when fishing New Speci and Middle Lake.
- Use an unhooking mat or cradle suitable for the lake they are on and the size of fish present.
- Remain kneeling down when handling fish and taking photos.
- Be in possession of some form of carp care treatment or antiseptic and treat fish should they get damaged.
- Return all fish to the lake.
- Vacate their swims in accordance with their booking times.
- Use a green bivvy or brolly if a shelter is required max size, 2 man.
- Keep dogs on leads and clean up after them (one dog per angler).
- Report any instance of fish that seem to be tethered, distressed or damaged.
- Report any serious incidents or accidents to a member of staff.
- Take their litter home with them and double check their swim before departure.
ANGLERS MUST NEVER:
- Leave fishing gear unattended or leave their swim when lines are in the water.
- Move between lakes without prior authorisation.
- Use castable rakes, sonar devices or drones.
- Use fixed leads, bolt rigs or paternoster rigs.
- Bring fish onto the fishery.
- Use barbed hooks (with the exception of micro barbs on middle and new speci lake).
- Use keepnets unless you are in planned matches and have prior authorisation.
- Retain fish in a sling for any longer than 30 minutes.
- Fish too close to obvious snags.
- Use any sea fishing equipment or methods.
- Use a braid mainline (with the exception of spod rods and marker rods).
- Use lead core or fish drop off leads.
- Swim in the lakes or let dogs swim in the lakes.
- Use bait boats (except on Masie’s).
- Have fires or disposable barbecues.
- Climb over fences or gates.
- Run about on the banks and cause disruption to other guests.
- Use any particle baits that haven’t been purchased from us and strictly no nuts.
- Create your own swims or stalk fish between swims.
- Use any more than 3 rods per person.
- Pull for a break, if snagged please call a member of staff or the tackle shop.
- Use whips, poles float or feeder rods on New Speci or Middle Lake.
PLEASE NOTE:
Anti social behaviour will not be tolerated.
Fisheries management reserve the right to amend the rules at their discretion.
For group bookings if any angler within the group fails to comply with the fishery rules, the whole group will be deemed to have broken the rules.
Failure to comply with any of the rules may result in you being asked to leave the complex without refund.
Return to the complex is purely at the Management’s discretion.
